August in Sacramento is a turning point. The back-to-school rush is winding down, temperatures are still high, but the real estate market is quietly shifting into one of the most strategic windows of the year. For buyers and sellers who know how to read the moment, August can be incredibly productive.

The August Shift

Here's something most people don't realize: while buyer traffic slows slightly in August compared to the peak spring and early summer frenzy, the buyers who are still actively searching in August are serious. They're not casually browsing. They're ready to make a decision. That changes the dynamic significantly, especially for sellers.

At the same time, some sellers who listed in spring and didn't get the result they hoped for are either relisting, reducing prices, or preparing to try again in fall. That creates opportunity on both sides of the transaction.

For Buyers: August Is Underrated

August is quietly one of my favorite months to help buyers find a home. Here's why:

Less competition from other buyers. Families who needed to move before school started have already closed. You're competing with fewer people.

Motivated sellers. A home that's been sitting since May has a seller who wants it done. That motivation translates to better negotiating leverage for you.

You can take a breath. Unlike spring when you had 48 hours to decide, August often gives you time to tour the home twice, review disclosures carefully, and make a confident offer.

Fall is coming. Buyers who close in August or early September are settled in before the holiday season and ready to enjoy their new home.

For Sellers: Price It Right and Don't Wait

If you've been thinking about listing but kept putting it off, August is your last real window before the market quiets in October and November. Homes that are priced correctly and show well absolutely still sell in August, sometimes faster than you'd expect because inventory tightens as other sellers pull back.

Get your pre-listing inspection done. Buyers in August do thorough due diligence. Getting ahead of any issues keeps your transaction clean and on schedule.

Professional photography is non-negotiable. Your listing photos are your first showing. In August, when buyers are being more selective, great photos make the difference between a showing and a skip.

Be realistic about price. The frenzy of spring is behind us. Today's buyers are doing their homework. A home priced at fair market value will sell. An overpriced home will sit.

Looking Ahead to Fall

September and October bring another wave of buyers, people who spent the summer getting their finances in order, watching the market, and getting pre-approved.
