Families want to be settled before the new school year, interest rates continue to influence buyer decisions, and motivated sellers are making moves before the market shifts into its fall rhythm. Inventory has ticked up slightly compared to spring, which is giving buyers a little more breathing room than we saw in April and May. That said, well-presented homes in sought-after neighborhoods like Land Park, East Sacramento, Fair Oaks, and Carmichael are still moving quickly, often within the first two weeks of hitting the market.

Sellers who priced aggressively in spring are starting to make price adjustments, which is creating some real opportunity for buyers who were previously priced out. If you've been watching a neighborhood and waiting, now may be the time to re-engage.

For Buyers: Beat the Back-to-School Deadline

Think about resale from day one. The neighborhoods I work in, including Pocket, Land Park, Arden Oaks, and Fair Oaks, have historically strong appreciation. Buying smart today sets you up for tomorrow.

For Sellers: Don't Let Summer Fool You

Some sellers make the mistake of thinking summer is slow. It isn't, not in Sacramento. What changes in July is who's buying. You're now dealing with highly motivated buyers on a timeline, which means if your home is priced right and shows well, you can get a fast, clean offer.

Keep the home cool for showings. A hot, stuffy house on a 95-degree Sacramento afternoon loses buyers fast. Run the AC before every showing.

Highlight outdoor living spaces. Summer buyers want to see how they'll enjoy the backyard, patio, and pool. Make those spaces shine.

Don't overprice hoping to negotiate down. Buyers doing summer searches are serious. They'll skip overpriced listings entirely rather than negotiating.
